Martin Modern is a new condo project in the prime district near Orchard. It is meant to provide as many amenities and strategically positioned near other amenities that are not available within. The occupants will enjoy lush greeneries within the site. Landscaping has been well considered and will be done by ICN Design International. Martin Modern prices have been influenced greatly by the nearby Martin Place Residences. The residences are expected to act as reference property for most potential buyers. The prime location also acts as a catalyst to the prices as well as the designs that the developer, Guocoland, has released.

Guocoland runs the Martin Modern site. The winning bid of S$595.1 million was made by Quek Leng Chan proprietor of Malaysia Hong Leong Group. Its cost was around S$1,239 per sq. ft. per plot ratio. Height restriction that is in effect dictates that some blocks will be 20-storey high and the rest will be 30-stoery high. The site is expected to have 450 residential units. Martin Modern is expected to launch in the second half of 2017.

Martin Modern is located in District 9 and at the heart of the city. It is in close proximity to many amenities which include River Valley Primary School, Outram Secondary School, Central Mall, Concorde Shopping Centre, among others. Transport is made easy by the numerous bus routes along River Valley Road and Havelock Road. It is within minutes’ drive to Orchard road, the Central Business District and Marina Bay. It is also approximately a 15 minutes’ walk to Fort Canning Park and Alexandra Park connector which is ideal for cycling and jogging enthusiasts.

The proposed 450 units will have 1 bedroomed, 2 bedroomed and 3 bedroomed units. There is a choice of two faces, one facing river Valley Road and the other facing Martin Road. The site does not include outdoor facilities but has a wide range of in-house amenities like pool, gymand clubhouse, BBQ area, not forgetting the gardens and playground for the kids. Guocoland, being a reputable firm, guarantees high quality apartments. The gardens will feature 200 species of plants and 50 species of trees and palms.

The 450 units feature 1, 2 and 3 bedroom units. The individual units have a balcony each. One unit is around 1,067 sq. ft. The 450 restriction was imposed by the local authorities over traffic concerns in the Martin Place as well as the River Valley Area.
